Chase locates the tank, uncovers the access lid, measures the sludge and scum layers, and checks the inlet and outlet baffles for damage or blockage. He inspects the distribution box (if the system has one) and walks the drain field looking for wet spots, odors, or surfacing effluent. The condition of the tank walls and any risers or lids is noted.
A buyer's lender or the county health department may require a septic inspection before closing. The inspector documents the system's condition and notes any repairs needed. Chase provides a written summary the buyer and seller can both use. If the tank is due for pumping, he can handle both at the same visit.
Even when a sale is not involved, inspecting the system every 1 to 3 years catches problems early. A cracked baffle, a failing pump float, or roots entering the tank are all cheaper to fix when found before they cause a backup or a drain field failure.
